Process

How crowdlending works, step by step

A participative model where the investor finances, through collateralised debt, selected real estate projects across Mexico.

01

Project selection and due diligence

Every development goes through a technical, legal and financial committee. Municipal permits, construction licences and independent appraisals are reviewed.

02

Deal structuring

Target amount, tenor, interest rate and first-rank mortgage collateral in favour of the collective vehicle are defined.

03

Collective participation

Accredited investors contribute capital from accessible amounts. Each participation is recorded and backed by the project collateral.

04

Distribution and closing

Periodic interest is distributed during the term. At maturity, the developer returns the principal and the mortgage collateral is released.

Real estate sector and technology

Participative investment with institutional criteria

Capitalvireo applies an institutional analysis framework to real estate crowdlending in Mexico. Each project is reviewed with the same rigour used by private funds: legal due diligence, independent appraisal, local market analysis and quarterly monitoring of construction progress.

  • Investment committee with development banking and real estate experience.
  • Appraisals by experts certified before the Sociedad Hipotecaria Federal (SHF).
  • Mortgage collateral registered at the Public Registry of Property.
  • Quarterly reports audited by independent firms.
